The Grand Sunlake project is causing significant public concern and strong reactions from customers, as the developer, Thăng Long, and the authorized distributor, An Phú Gia, have engaged in conduct showing clear indications of serious violations of the Law on Real Estate Business. Specifically, these entities executed contracts for the assignment of sale contracts and the assignment of lease-purchase contracts for 296 units that, under the law, are permitted only for leasing purposes.

These units do not meet the legal conditions to be put into real estate business under Article 8 of the Law on Real Estate Business. Therefore, the act of Thăng Long and An Phú Gia entering into and collecting money from assignment contracts for units that may only be leased constitutes conduct explicitly prohibited by law.

Furthermore, these actions show signs of deliberately falsifying information about the real estate units and the project put into business for the purpose of obtaining illicit gains, thereby causing serious harm to the lawful rights and interests of customers.

Given these circumstances, it is essential for the competent authorities to take prompt and decisive action to strictly handle these violations and to safeguard the legitimate rights of the customers who entered into these transactions.
